When you consider that the average UK Tenancy is 2.4 years it is extremely important to choose the right letting agent at the first attempt. 2.4 years is a bit longer than a divorce takes, which can be nearly as painful as being locked in a contract with the wrong letting agent. At a time where retail rate relief is being cut from 75% to 40% from 1-APR-25 and PAYE + National Insurance rates have increased for employers it is understandable that many letting agencies are not replacing staff leavers to balance the books. Wonder what effect this will have on the standard of service provided? Especially property management you know, once the client is tied in. There is also nothing worse than dealing with inexperienced staff or being passed from a valuer, to a negotiator, ever changing property managers during the Tenancy and disinterested administrators dealing with the deposit return at the end. Let Only – we’ll set up your Tenancy for you.
For clients who would like Bishop SureLets to market the property and progress to move in but are happy to collect the rent, manage repairs/maintenance to the property & renew Tenancies.

What’s included in this easy to manage ‘All-in’ fee:

  • Photos, video tour & floor plan
  • Marketing & negotiation
  • Referencing
  • Tenancy Agreement
  • Setting up Tenant utility accounts
  • Setting up Tenant standing order
  • Professional inventory & check-in
  • Deposit registration & Prescribed Information document

 

Additional Services:

  • Safety certificate administration for new lets only – £36.00 inc VAT
  • Drawing up an addendum – £54.00 inc VAT
  • Renewal Tenancy Agreement (admin only) – £120.00 inc VAT

 

Additional Paperwork Only Services:

  • Standalone Tenancy Agreement (admin only) – £200.00 inc VAT
  • Standalone referencing (per Tenant) – £100.00 inc VAT
  • Standalone Right to Rent checks (per Tenant) – £60.00 inc VAT

9% excl VAT of the monthly rent (10.8% including VAT)

We’ll set up your Tenancy for you and collect the rent. For clients who do not want to deal with rent or renewing the Tenancy but are happy to manage repairs/maintenance to the property.

  • Tenancy Agreement
  • Setting up Tenant utility accounts
